The Arizona home buying process can be a confusing and complicated one which is why it's important to have an experienced Arizona Realtor by your side. Here are a few things that you will come across during your home buying experience.
Arizona Purchase Contract -- This is our standard purchase contract that we will use once we find the property that you'd like to buy. Although much of the language is standard sometimes we will add or delete language specific to your transaction. We will walk you through all the terms and conditions of the Arizona purchase contract while writing the offer.
Financing Your Arizona Home -- Financing is an important part of the home buying process so it's imperitve that you have a reputable mortgage banker/loan officer working for you. Lots of information will be gathered during the financing stage including your credit history, income, documentation, purchase contract information, appraisals, and more. If you don't have a loan officer that you work with we can provide you with referrals to bankers and brokers that we have worked with for years.
Arizona Title & Escrow -- In some states closings happen with an attorney and all the parties to the transaction sitting around a table for hours signing documents. Not in Arizona! There's too much sunshine outside to sit in a stuffy room signing paper -- so we do it our own way! We use escrow officers and the buyer and seller schedule their own times to go in and sign the documentation. We have worked with our escrow officers for years and have worked on hundreds of transactions with them so we can be assured that the title & escrow portion will be handled properly.
Home Inspection -- After contract acceptance there is a limited time for the buyer to do the home inspections. Usually this time frame is about 10 days however this is negotiable. This is when the buyer performs all inspections on the property including home inspection, pool & spa, termite, etc. Buyers will also have the opportunity to review the Sellers Property Disclosure Statement, or SPDS, if they have provided them.
Closing Coordination -- We help coordinate all aspects of closing including the financing, title & escrow, listing agent coordination with the seller, inspection ordering, etc. There's a lot that goes into closings and we handle it all for you!
